Who we’re looking for:

An experienced Design Project Manager with a deep commitment to building sustainable and
resilient homes and communities. This mission-aligned individual will bring enthusiasm for design,
experience with obtaining jurisdictional approval and interest in advancing construction with
technology, standardization and off-site manufacturing.

In this position, you will lead the design,
documentation, and construction administration of residential projects. In this role you will be on the
frontline of integrating design and offsite manufacturing construction innovations. You will succeed
in this position if you can bring attention to detail, an open mind, curiosity, and an ambition to grow
and learn from others personally and professionally.

What you bring to the table:

• Washington State Architectural License
• Preferred: Washington Stamp Certification, Oregon State Architectural License and Oregon
Stamp Certification
• Preferred: Sustainable design certifications
• Master's or Bachelor's degree in Architecture
• 8+ years in an architectural work setting including designing and documenting single family
and multi-family residential projects

Code Experience: Prior experience and demonstrated success in working application of
Seattle and Portland Land Use Code and entitlement processes as it applies to single-family
and multi-family residential projects, Residential Code, Building Code, Energy Code, and other
applicable regulations

• Client Management: Experience managing client relationships, understanding needs, and
translating requirements into actionable project plans to ensure client satisfaction

• Project Management Expertise: Track record overseeing design projects from start to finish,
ensuring adherence to timelines, budgets, and quality standards

• Design Proficiency: Strong understanding of design principles, collaborating with architectural
and engineering teams to develop standardized, innovative and functional designs; high-level
proficiency in producing design and construction documents

• Risk Management: Proficient in assessing project risks and implementing mitigation strategies
to minimize disruptions and ensure project success

• Problem-Solving Skills: Skilled in identifying and addressing design challenges creatively while
maintaining project objectives

• Technical Aptitude: Proficient in design software and tools relevant to construction, facilitating
efficient project execution and stakeholder communication including prior working application
using Autodesk Construction Cloud, MS Project, Revit, Sketchup

Primary Responsibilities:

• Design and documentation:
o Design: single-family and multi-family residential structures, including project concept,
spatial relationship / layout, site design, exterior concept, and vertical alignment
o Product integration: Utilize internally developed products within designs in accordance
with product parameters and constraints.
o Building systems: accountable for the coordinating principal building systems,
including mechanical, electrical, and plumbing systems
o Performance: ensure design, systems and material choices align with project and
company energy and carbon goals.
o Documentation: lead the design of the project and the production of drawings and
other project documents
• Manage:
o Internal team: accountable for directing production of high-quality design documents
per GCN standards
o External consultants: accountable for obtaining proposals and contracts from design
consultants; coordinate and review their work to ensure a cohesive design; ensure their
work aligns to the project schedule and to GCN Standards; review consultant invoices
o Schedule: create project schedules and coordinate internal and external resources to
obtain entitlements and issue project documents per the project schedule
o Cost: accountable for coordinating project design with the project budget

o Information: accountable for coordinated information flow between the design team
and other GCN teams and between GCN and external consultants and regulatory
agencies
o Entitlements: accountable for obtaining entitlements from regulatory agencies and
utilities in a timely way
o Neighbor / community relationship: attend community meetings or review community
meeting notes, obtain easements and other agreements from neighbors
o Construction administration: receive and process RFI’s and other questions during
construction

• Collaboration:
o Internal: inform ongoing process and quality improvement activities
o Construction team: inform development of standard means and methods for high
performance building
o Research & Development: inform architectural aspects of prefabricated solutions
o Company: provide information and co-develop ongoing process and quality
improvement activities

Position and hours:

• This is a salaried and exempt, full-time position, working approximately 40 hours per week,
typically 8AM to 5PM, Monday through Friday. Some required work may occur outside of
typical office hours, such as community meetings, design review meetings, and interactions
with neighbors.
• This is a hybrid position, with some time required working from the office and some time
working from home.

• Some travel to project sites, local authority offices or other special events will be required.
Compensation and benefits:

• Starting salary range between $110,000-$130,000 annually, depending on level of experience,
applicable licenses and certifications
• Starting annual PTO of 120 hours per year
